The team acted for Orbit Homes on a regeneration project for 25 affordable homes and a replacement church to meet the needs of the local congregation and community.

The project sought planning permission for the redevelopment of land and buildings at Lillington Free Church, Leamington Spa. The land and buildings were in desperate need for regeneration due to their poor condition, and there had been three previous attempts to secure planning permission for a viable redevelopment that had either been refused or withdrawn.

Working with Orbit and the consultant team, we engaged with the Church, local Councillors and residents, and the Local Planning Authority Officers to formulate a proposal that addressed the previous refusals and secured planning permission using delegated powers within four months of submission.

Pre-commencement conditions were dealt with expeditiously, and works commenced in 2018 with the demolition of the existing church. The replacement church/community hall was built in 2018 and funded from the proceeds from the sale of the remaining land to Orbit. The 25 affordable residential units are nearing completion.
