Promotion of land at East End Farm

Marrons Planning helped Linden Homes (now known as Vistry) determine the best strategy for promotion of land for residential development at East End Farm in Cranfield.

We initially assessed what the Council's housing land supply position was, and what it was likely to be in the future. Then, through the preparation of representations to Central Bedfordshire' local plan consultations and engagement with council officers, we secured a draft allocation in the plan submitted for examination.

An outline planning application for 48 dwellings, public open space and landscaping was then prepared, which involved the co-ordination of technical consultants, pre and post-application engagement with the council and stakeholders and members of the public.

During the planning application process, we negotiated with the council to ensure planning conditions were optimised and section 106 obligations were proportionate to the proposed development.

As well as securing the allocation, policy wording was amended to ensure the scheme was deliverable.
