Marrons has been involved in the promotion of land at Lutterworth East for six years and in July 2020, secured a resolution to grant outline planning permission for 2,750 new homes (including circa 1,100 affordable homes) and 23ha of employment land, alongside new shops and green spaces.

The 225ha site was initially promoted as a mixed use Strategic Development Area in the Harborough Local Plan 2019.

Marrons was instructed to lead on the preparation of a planning application, initially acting for a consortium of landowners, although the project was then taken forward by Leicestershire County Council (LCC) as lead client. Marrons Planning assisted LCC in the tender process to appoint the wider project team, and led on project management and co-ordination of the planning application. This included extensive pre-application engagement with the local planning authority and other stakeholder groups.

Marrons also advised on issues connected to delivery and potential changes to the scheme. Finally, Marrons Planning has been part of a team of internal stakeholders and external advisers assisting LCC in an OJEU tender process, with the intention of securing a partner for a joint venture company.
