A residential scheme in the heart of a city’s conservation area gets the go ahead.
Marrons Planning has helped 4G Holdings secure full planning permission for the conversion and refurbishment of an existing building, together with demolition of an adjoining single storey extension together with the erection of an eight storey residential scheme, to deliver 72 apartments in Leicester.
The existing building is a locally listed, non-designated heritage asset, while the site is situated within a conservation area but is also within the Waterside regeneration area. Heritage and design were key considerations in the evolution of that scheme but were successfully addressed and resolved.
This project is now to be brought forward as part of a combined scheme with a development on an adjacent site. The adjacent scheme comprises of 101 apartments together with two ground floor commercial units rising up to nine storeys and is an application which is currently awaiting planning approval. Both sites have major heritage issues that had to be addressed and overcome as it is adjacent to a Grade 1 listed C12th – C15th former church.
