Green Light for Sustainable, Affordable Community in Highnam

Marrons | Blog

Development land in a Gloucester village is set to be transformed into a vibrant, sustainable community of 95 homes – following our support on behalf of housing association Bromford.

The 4.45-hectare development in Highnam will provide a mix of one-to-five-bedroom affordable homes, with 52% allocated for rent and 48% available as shared ownership – directly addressing local housing needs.

The scheme will feature a variety of housing types, including detached, semi-detached and terraced homes, as well as four bungalows. Each property will be fitted with electric vehicle charging points and air source heat pumps – supporting energy efficiency and modern, sustainable living.

High-quality green infrastructure will be a central feature of the development, with generous public open spaces, a children’s play area and landscaping designed to enhance biodiversity. The layout also includes car parking, cycle storage, pedestrian access and new estate roads – creating a walkable, well-connected neighbourhood.

Residents will also benefit from excellent accessibility, with bus stops just 100 metres away on Newent Road, direct links to Gloucester and Ross-on-Wye, and nearby local amenities including a primary school, doctors’ surgery and village hall.

Alastair Bird, planning manager at Bromford, said “We are delighted with the high-quality design approach that has been led by Marrons. This will create a fantastic place for our customers to call home.”

Our architectural partner Tom Macklen and associate architectural designer Rosina Martin, led the design, which carefully responds to the local character and integrates seamlessly into the village setting.

Roof forms, chimneys and corner-turning dwellings create visual interest and focal points, while generous plots, front and rear gardens, and well-considered landscaping integrate the new community into the existing green environment.

Rosina said: “This development demonstrates how thoughtful design throughout an engaged reserved matters process can bring to life an outline approval, creating a well-connected and attractive new neighbourhood for Highnam. With high-quality architecture, generous green spaces, energy-efficient homes and walkable streets, we’ve focused on delivering a place that meets local housing needs and enhances the existing gateway to the village.”

Works is due to start on site in summer 2026 and complete in 2028.
