Avneesh Bains

Avneesh is a chartered member of the Royal Town Planning Institute (RTPI) with five years of experience in planning consultancy.

Avneesh joined Marrons in September 2025 following her time as a Senior Planner at DLP Planning Ltd and Graduate Planner at Avison Young. She has experience working across a variety of sectors and on planning applications for housing and later living.

At Marrons, she focuses on bringing forward residential-led developments for major housebuilders and land promoters to achieve planning consent or Local Plan allocations. She also excels in preparing site specific grey belt assessment to support applications, land promotions and site acquisitions or disposals.

Avneesh’s experience spans site appraisals, community engagement, preparation and management of planning applications where she has driven projects forward through the post submission stages to determination. She also has experience in discharging conditions and amending planning applications through S73 and non-material amendment applications.

Avneesh has a passion for delivering high-quality and sustainable developments. Her particular interest in the later living sector is fuelled by the recognition of the ageing population and the requirement for development to meet the needs of the UK’s diverse population. She has a keen interest in assisting clients to maximise development potential and delivering schemes that achieve positive, sustainable outcomes for clients and communities.
