Marrons secures planning committee approval for housing conversion

Planning, design and development consultancy Marrons has successfully secured approval to sub-divide an end terraced property in Durham into three self-contained flats – despite facing significant opposition, including objections from a local MP and residents.

Designed to offer affordable, high-quality living spaces aimed at young professionals, the development will transform the two-storey property, in Beechcrest, into two one-bed flats and one two-bed apartment.

As the property – part of a late 19th century terraced block with views of Durham Cathedral and Durham Castle – is located within the city’s conservation area, the development has been designed to maintain the area’s historical integrity while offering modern living spaces.

Marrons worked with Durham County Council, making several adjustments to the original plan – including reducing the number of bedrooms – to ensure all concerns from officers, local residents and politicians were addressed.

This included delivering a policy assessment, transport technical note and local housing need assessment, which analysed local demographics, affordability data and market trends to show a clear demand for smaller housing units. Sachin Parmar, planning director at Marrons, who led the application, said: “We are thrilled with the committee’s decision. This approval highlights our ability to manage complex planning processes and strong opposition to deliver successful outcomes that benefit both the local community and the housing market.

“This project not only revitalises a long-vacant property but also meets the demand for smaller, affordable housing units. We’ve worked hard to address community concerns and ensure this development benefits the local area. The new flats will provide much-needed accommodation, while preserving the character and heritage of this historic area.”
