Working on projects ranging in size from £50,000 to £10 million, we support private individuals, developers, investors and public bodies across residential, care and later living, mixed-use, education, healthcare, logistics and leisure sectors.

RIBA Stages 0–2: Concept and feasibility

We develop clear, creative design concepts that balance ambition with deliverability. Through site analysis, feasibility testing and early engagement, we identify opportunities and constraints that shape realistic, high-impact proposals.

Early clarity on design direction, planning potential and cost implications, reducing risk and building confidence from the outset.

RIBA Stage 3: Planning-ready design

Once concepts are agreed, we translate them into fully coordinated planning submissions. This includes drawings, visuals and Design and Access Statements that clearly communicate design quality and intent to planners, stakeholders and local communities. We coordinate closely with technical consultants and often support stakeholder and community engagement to ensure proposals respond to policy, context and local priorities.

RIBA Stage 4: Technical design and coordination

At technical stage, we refine and coordinate the design to ensure it is buildable, compliant and cost-efficient. Acting as lead designer, we manage input from structural, mechanical and electrical and specialist consultants to deliver a fully integrated design.

A coordinated, well-resolved technical package that minimises risk on site, protects design quality and supports efficient construction.

RIBA Stages 5–6: Construction and delivery

We remain involved through construction, providing contract administration, site inspections and ongoing design support. Our team responds quickly to site queries and advises on practical refinements to maintain quality and progress.
