Unlocking new homes and commercial floorspace near Hounslow Station
We supported Jagraon Properties Ltd, a local SME developer, in securing planning permission for the redevelopment of a brownfield site at 106–110 Whitton Road, close to Hounslow railway station.
The proposals transform an underutilised site into a residential-led mixed-use development, delivering seven new homes above new commercial floorspace at ground level.
The scheme brings new homes and investment to a highly sustainable location, making better use of previously developed land while strengthening the area’s local economy and street frontage.

Overcoming planning challenges through positive engagement
We became involved after the application encountered difficulties during the validation process and the Council requested a stronger planning justification for the proposals.
Working closely with the client and consultant team, we developed a clear planning strategy, prepared a robust planning statement, provided advice on the design approach and supporting technical reports, and led negotiations with planning officers.
The site attracted significant public interest and local objection. To help build understanding and address concerns directly, we attended a public consultation event alongside the project architect, engaging with residents and stakeholders, which provided greater insight into residents’ concerns and enabled further amendments.

Turning constraints into opportunity
Located close to key public transport connections, the site presented an opportunity to deliver new homes in a sustainable town centre location while maintaining active commercial uses at street level.
Our role focused on demonstrating how the scheme could positively contribute to local housing delivery and improve the vitality and viability of the adjacent neighbourhood centre; significantly improve the appearance of the site and create a development that responds appropriately to its surroundings.
By combining a strong planning case with proactive engagement, we helped move the project from an uncertain position to a successful planning outcome.
The Result
Planning permission was granted in 2024, enabling the redevelopment of this brownfield site to move forward and deliver wide ranging benefits for the locality and Borough. Construction has since commenced, bringing the vision for new homes and commercial space closer to reality.
The project demonstrates how a clear planning strategy, robust planning arguments and collaborative working can help smaller developers overcome challenges and deliver meaningful regeneration in established urban locations.
