We supported Astir Living Ltd in bringing one of West Hampstead’s most significant regeneration projects to completion, helping to navigate a complex planning process that ultimately delivered new homes, affordable housing, commercial space and public realm improvements in the heart of the town centre.
Located on a prominent brownfield site adjacent to West Hampstead’s Underground, Thameslink and Overground stations, the scheme transforms a former council office site and builders’ merchant depot into a vibrant mixed-use neighbourhood. Following completion in 2025, the development has delivered 172 homes, including 50% affordable housing managed by A2Dominion, alongside commercial and workspace uses that support local businesses and economic activity.

Navigating complexity to enable delivery
Our involvement focused on guiding the project through a series of complex planning matters during the construction and delivery phase.
We led the preparation, submission and negotiation of a number of Section 96A and Section 73 applications, alongside the discharge of planning conditions, compliance with Section 106 obligations and the agreement of Deeds of Variation. These applications sought to amend approved details and refine aspects of the consented scheme, ensuring that delivery remained viable while maintaining the quality and ambition of the development.
Working closely with the client, consultants and the local authority, we helped resolve planning challenges efficiently, enabling both residential and commercial elements of the scheme to be occupied and brought into use.
Delivering long-term benefits
The completed development provides a substantial contribution to housing delivery in a highly sustainable location, with affordable homes forming half of the residential provision. The wider scheme also incorporates employment space, retail uses and community-focused amenities, creating a mixed-use destination that supports both residents and businesses.
The regeneration of the site has also delivered improvements to the surrounding public realm and enhanced connectivity, reinforcing West Hampstead’s role as a well-connected and thriving London centre.
